DCU Realty's Home Buying Guide

What to Expect From a Buyer's Agent

The seller most likely has a sales professional, trained and experienced, pricing and negotiating for the sale of their home. You should also! Here's what to expect from a buyer's agent who will guide and direct you in your next home purchase.

Why Hire a Buyer's Agent?

Buyer's AgentThe seller most likely will hire a listing agent to sell their home. This person has a fiduciary responsibility to the seller to get the best possible deal for the seller. That includes not only the highest price but also the best terms. The listing agent is legally required to disclose to the seller anything about a potential buyer that would help the seller get the best deal.

As a buyer, if you hire a home Buyer's Agent, you then also have representation. Your Buyer's Agent has a fiduciary responsibility to you to help you get the best possible deal; the lowest price and most favorable terms for YOU. You and your buyer's agent will come up with a plan to find the right house for you quickly, show you only houses that fit your needs and develop a negotiation strategy that ends with a WIN for you. Anything that you tell your buyer's agent is kept in confidence.

If the seller has a professional on their side, you should too!

Schedule a Buyer's Consultation

Once you decide to work with a buyer's agent, you should expect to have a Buyer's Consultation with your agent. Your agent should set up a time to sit with you for about 45 minutes. The agent will learn about you and your family; what your wants and needs are in a home.

The buyer's agent will help you:

  • Set reasonable goals about what you can expect to be able to purchase based on your financing abilities and where you want to live;
  • Understand the process and paperwork; and
  • Establish realistic expectations on how you will move forward from looking at homes to making an offer to closing on the home.

This meeting will help to establish a plan and in the process save you time and stress by narrowing down the number of homes that you will need to look at to only those that actually meet your needs. Having a plan and knowing what comes next, as well as knowing that you have someone on your side, helps to relieve much of the stress of buying a home.
