Bus Tour FAQs
Q: Will this tour be looking at homes being foreclosed on? What about the home owners?
A: All the properties on the tour are already owned by the banks. The properties were foreclosed on some time ago and they are vacant. Occassionally we may include a tour of a vacant home that is not bank-owned, but perhaps owned by a seller who has relocated, if the home offers an exceptional value in our opinion.
Q: Were these properties foreclosed on by DCU?
A: The vast majority of the properties we show on the bus tour are owned by OTHER banks and lenders who foreclosed upon them. DCU has a very small number of bank-owned properties at any one time. If there is one in the market area of the bus tour, we may include it. But by and large, expect to see properties owned by other lenders.
Q: Can anyone go on the Foreclosure Bus Tour?
A: Yes. Members of Digital Federal Credit Union receive a discount, but anyone can go on the bus tour. We do request that you bring along a copy of your Pre-Approval letter from a lender, in case you see a great deal and want to put in an offer. If you do not yet have a pre-approval, mortgage reps will be available before and after the tour to provide you with a free mortgage pre-approval.
Q: Are Buyer Agents available to help us write purchase offers?
A: Yes! DCU Realty buyer agents will be on board to help you evaluate the properties, and write an offer if you find one you'd like to buy. There are no high-pressure sales tactics, though. However, every rider on the bus will be required to sign a form that authorizes DCU Realty to submit any offers for you on the properties we show on the tour.
Q: Why are you doing these foreclosure tours?
A: It is not our intention to make light of the emotional and financial hardships the prior property owners experienced. However, there are so many of these bank-owned properties for sale that they are dragging down the values of neighboring properties, the ability to obtain mortgage, consumer and business credit, and the soundness of our entire financial system. That affects everyone, not just those who were foreclosed upon.
After viewing dozens of these properties owned by other banks that, although some homes were lost by innocent people caught in a financial hardship, a significant percentage of the foreclosures had been owned by investors trying to flip them for a quick profit. Regardless of the circumstances of each property, the national housing crisis will not end until these properties become owned by people again, turning the vacant shells into homes and allowing a return to a more normal marketplace.
Because DCU cares about our members' financial well-being, we have had an extremely low rate of foreclosures, unlike the larger and sub-prime lenders that have gained notoriety in the news of late.
We weren't part of the problem, yet perhaps we can play a small part in the resolution through our efforts to help more members become homeowners.
Our Foreclosure Bus Tours are like rolling home-buying seminars, with an emphasis on the specifics of considering and purchasing a foreclosed property.
And DCU hopes that, whether buying bank-owned or private-owned properties, the financial-management education our members receive on the bus tours and at our seminars may help these new buyers avoid the fates of the prior property owners.
Q: What do I need to bring on the tour?
A: The condition of foreclosed properties varies. Some will be in "move-in condition," while others may have no electricity, heat or running water. It is advised that you bring comfortable shoes that you can slip off when entering a nice property, a flashlight and a camera.
